Our fund structure is unique in that you don’t have to blindly invest. It’s set up to allow you to build custom real estate portfolios and invest only in the deals you want to invest in and only the amount you want to invest. As an investor, you have control over your portfolio.

This is possible because we fractionalize our real estate investments by splitting them into smaller slices. This allows our investors to take their capital and spread it across multiple investments within the fund’s portfolio if they wish.

With fractionalization comes diversification. Since your capital can now be spread across multiple investments, an investor can build a strategy that invests across different markets, various asset classes and different time frames. Investors can also diversify between income generating investments and investments focused on capital appreciation.

Our acquisition team actively pursues scalable value-add and ground-up investments with an asset size of 200+ units and $50MM+ minimum per asset.

We invest where the growth is and in the path of progress. What we look for is population growth, markets with significant job growth, appreciation and solid rent growth and landlord friendly states.

Our goal on every investment is to maximize our investor’s returns. When analyzing potential investments, we only pursue those opportunities showing the greatest potential to meet our target returns of 12% – 15% Net IRR, a minimum 1.25x equity multiple and 6% – 8% cash-on-cash (CoC) target excluding sales proceeds.

Icon Heritage Fund 1 is a 506(b) fund and has SEC guidelines to abide by. So all investors must establish a relationship with us prior to investing in the fund. Start this process by submitting the Investor Application.

The fund is open to an unlimited number of accredited investors and up to 35 non-accredited investors.

An accredited investor, by definition, meets any of the following conditions: 1) Earned $200k/year independently or $300k/year jointly with a spouse in each of the prior two years, and reasonably expects the same for the current year OR 2) Has a net worth over $1 million, either alone or together with a spouse (excluding the value of your primary residence) OR 3) Holds in good standing a Series 7, 65, or 82 license.

Since only a maximum of 35 non-accredited investors are allowed into the fund, there are a limited number of slots at the minimum investment level of $30,000 – $50,000 with the remaining slots for non-accredited investors at the $50,000 – $100,000 minimum investment level.

Investors can use Cash, Self-Directed IRAs, Solo 401Ks, SEP IRAs, SIMPLE IRAs, Trusts and LLC’s to invest into our fund.

One of the ways to invest in our fund using your 401k and individual retirement accounts (IRAs) is by taking out a loan against it. Another option is to roll over your current 401k into a Roth IRA, which allows you to transfer over your investment tax-free and use the proceeds to invest in real estate.

In addition to the typical benefits of investing in real estate, there are so many benefits of investing in our fund primarily because of the customization that our fund offers.

One of the main benefits in investing in this and any private real estate fund is that you can participate in much larger investment opportunities without having to bear the entire cost of doing so yourself. Large deals such as the ones we pursue typically require millions of dollars to invest. The fund allows you to invest and passively earn income for a fraction.

You also benefit from risk reduction as you’re not taking on all of the investment risk on your own. We fractionalize our real estate investments. With fractionalization, an investment is split into smaller slices. This allows our investors to take their capital and spread it across multiple investments.

With fractionalization comes diversification. Since your capital can now be spread across multiple investments, an investor can build a strategy that invests across different markets, various asset classes and different time frames. Investors can also diversify between income generating investments and investments focused on capital appreciation.

The tax benefits are another great reason to invest into our fund.  Our private fund is set up as a limited partnership. The benefit for investors is that real estate income/expenses and profits/losses including depreciation all pass through directly to our investors. This allows investors to take full advantage of all the tax benefits of real estate investing.

Our fund is set up on the Avestor platform, which bills itself as the Fidelity of real estate investing by allowing you to slice and dice your investments. In fact, we’re one of the few funds set up on Avestor and it’s the only platform of its kind.

Lets say that you have $100,000 to invest, which can be a combination of cash and IRA funds. In typical real estate funds, that $100,000 is invested into a blind pool fund, which means that the fund can invest in any investment as it deems fit. As a passive investor, this means you have very little say so. The risk can also be significant as all of your investment is lumped into one.

With our private fund, investors are able to build a diversified real estate portfolio similar to a stock portfolio. This type of customization allows you to invest only in the deals you want to invest in and only the amount you want to invest. This gives you maximum control of your portfolio.

For example, you can take the same $100,000 investment and build a portfolio within our fund
by splitting the amount across several investments. You can decide to invest $50,000 in Deal A, $25,000 in Deal B and the remaining $25,000 in Deal C, and you can always add more funds into your account at any time to continue investing in our deals. In this scenario, you get 3 different points of liquidity where your portfolio now includes 3 investments that’s earning you passive cash flow. 

Once you’re accepted into the fund, you will have login access to our Investor Portal. The dashboard allows you to select deals that’s available for investing and to allocate the amount that you wish to invest in each deal. Additionally, you get to track your earnings and get reports all through your dashboard. 

We welcome JVs and programmatic equity partners. As a firm, our growth plan includes selectively entering into joint ventures with partners who can provide access to proprietary deal flow, expertise to guide due diligence, the financial and operational capacity that allows us to take on bigger deals and who will be both strategically and financially aligned in each investment.
